As your real estate agents along the beach, we have been monitoring new homes and property data trends to keep you fully informed about market conditions.  In this Real Estate Update, we wanted to follow up on our original update, which discussed how pending sales will be our window into the future.

We broke down the markets in three separate areas - 30A, Miramar Beach and Destin - to give you a more detailed look at how different parts of our region are performing – and while this isn’t a solid prediction of the future, especially with the uncertainty surrounding us, it is still a useful guide to the key trends of these markets.

By looking at the charts above, there is a clear dip in pending sales for all three markets in March and…

CoronaVirus has swept the globe and has had a significant impact on our little piece of paradise along the 30A. Earlier today, Walton County Commissioners took the decision to close our beaches for 30 days to try and control the spread of the virus amongst locals and the thousands of visitors from across the nation. At the meeting, tourism bosses reported that Spring Break visitor numbers were actually UP year over year and attributed this to holidaymakers whose cruises, Disney trips and international travel had been canceled, and rebooking here. It is hoped this measure will dissuade visitors from coming to our area for the next month and will help the public health authorities, hospitals, medical centers, and even the supermarkets cope…

You can't visit a website, turn on the radio or watch TV without being alerted to the threat of Coronavirus COVID-19. While those planning global travel, world cruises or attending a cultural event or commercial conference are facing challenges. there is one group for whom this appears to be an opportunity - Home Buyers!

Buying a house—or refinancing one—has never been cheaper. Indeed, U.S. 30-year mortgage rates are at their lowest levels ever. The rate typically tracks the 10 year US Treasury bond and at a time when investors are spooked by volatility, they have ditched stocks and piled into bonds leading to sinking interest rates. This weekend sees the start of Spring Break for visitors from Texas to Chicago and beyond. It is at this time every year tens of thousands of families put their snowshoes and waterproofs away and head to the sugar-white sands and turquoise waters of 30A, Panama City Beach and Destin.

For those who are making the trip to our beaches for Spring Break 2020 here are five things you may want to try and explore this year:

1. FOOD: New restaurants are always popping up along the Emerald Coast. Two eateries getting rave reviews are Chef Jim Shirley's new places at the foot of the 331 bridge. Across from the popular Bay Restaurant sit North Beach Tortilla Company and, upstairs, Farm and Fire Pizza. Both restaurants have stunning bay…

This weekend we welcome the annual 30AWineFestival back to Alys Beach. Running until Sunday evening, guests and visitors will be able to sample, swill and spit some of the most celebrated reds, whites and roses from across the country and beyond.

The 30A Wine Festival, now in its ninth year, is also a great fundraiser for our community. The event raises thousands of dollars for Children’s Volunteer Health Network (CVHN) which provides free dental and health care check-ups for some of the area’s most needy young people.

In addition to wine tastings and discussions with master vintners, visitors will be able to meet local brewers, distillers and chefs who will be sharing their aged bourbons, craft beers and delicious plates of food with…
